How should we determine ARV on a property that's in a nice area of Macon, GA with no similar comps nearby?

I have been doing that on a SFH I purchased with the original intent to make it into student housing for a medical school nearby. 

Find what it is you enjoy about real estate and become better than anyone else in your specific market.If you can't find good deals in your immediate area, look at a nearby community or find another state completely.There's an incredible amount of information on this site for FREE and the community is fantastic.

Perhaps bundle it with another near-by property or two to make it more "commercial".

A guy across the street saw me putting up the sign and asked about the rent, said it was just what he was looking for, his nephew lived in that house and he wanted to be nearby, blah blah blah, gave me his number and asked me to call him the minute it was vacant so he could look at it.

I would recommend connecting with local landlords at a nearby landlord association or REIA.

We literally "scrapped" for our home improvements, collecting cans out of people's recycling bins and at a nearby college.
