But the very few he sold, he knew he would have to stand behind them long term and he has that's why you never see a mention of him or his market related to Morris... its not a product that works for OOS investors MOST of the time everything done correctly up front.. this is why the top providers moved on from those areas.In addition I was on a trip to Indy at a PM's office in 2017 and the PM was on the phone with MOrris and he (Morris) was already lamenting to this other PM that he had a cluster on his hands Just like he admitted in @jameswise video .. but as Shiloh points out.. just steamed on..

@Eric Gamble It's nothing personal really...I just have issue with the topic in general...BP starting promoting this term through Brandon Turner and it's killing inexperienced investors...they think, hey "I'll just BRRRR my way to 100-units"And then I'm fielding calls from a first time BRRRR investor saying "****, my appraisal didn't come back at what I thought"...or they forget about seasoning...or that a conventional lender won't lend to an LLC...and they are busted...out of steam and no more deals for years...just want to shed some light on potential shortcomings of this strategy.

It has certainly picked up steam as of late, gets very popular in the summer times with tourism, but prices are still reasonable, areas are growing and overall is just beautiful with great beaches.

We also had to remove all of the subfloor and on-slab insulation and had a delay in being able to repair the slab after moving the plumbing fixtures.Item #2 was steaming right along, until someone in the City water and sewer department remembered that they might want to place a water lift/pump house on the land-locked lot.

I renovated with higher end features like recessed lighting throughout, steam shower and heated tile in both bathrooms so I have a lot to upsell with the fixed utility cost.
