I see a lot of PMs putting in deadbeat tenants, then 2-3 months later they're charging owner to get them out and another release fee.   

I sold a place middle-end of May and 3 weeks later, I got the tax notice in the mail.

I would rather own a home in Class A area for 20 years over Class C and can probably with high confidence say that you will be in a much better spot later in life with Class A vs.

A little discomfort now for early retirement later.  

Then a couple weeks later (today) I saw the news on Rob's IG.It's sad, I'm sure BP thinks it will dip a little bit and then come back like it probably does with I'm sure all of the few host changes they've had.

My thoughts on the HELOC are that we could use it to renovate our current properties and use the funds to fix up distressed properties in the future(doing BRRR-like activities) and thinking it could be used as a safety net if needed.Should we be doing this HELOC if we are unable to pay it back in full at a later date.

Then a year later I plan to purchase another property with a goal to make me 5k a month in cash flow.

-If the person dies later than expected, I face a financial loss.
