One of the main reasons that you hear different stories from lenders is because lenders might have different TYPES of loans.

There are reviews of sponsors over in that category as well as a lot of horror stories but in those you can read the lessons learned and things you should do to vet a sponsor.  

How many stories is the condo building? 

I would recommend connecting with a few investors over where you want to invest and just listen to their stories.
