realtors typically have much more influence than an investor.even though we as investors have(at least should have) the owners best interest in mind and be attempting to create win-wins, i think there sometimes is a bit of apprehension from the owner to work directly with an investor.

We might be scrapping the entire influence and awards system and could rebuild them from scratch; it seems that our current system uses a model of thinking that just doesn't accurately reflect anything but who is active on the system and who has best figured out how to gain points.

If the contractor knew how much influence you had they would be jumping over themselves to fix it.

Real estate "cycles" have less influence on properties in well established and stable environments.

It is often true that the appraisals influence what the buyer and or seller decide to offer and in this way they affect the CMV, however it is the amount that they agree upon.Now come in the other factors, such as how much the financial institution is willing to finance.

There is a lot out cash out there right now, and many people are finding it right in their own sphere of influence!
