Set the price right and figure out how you will work the utlitilies if it is inclusive since you rent by the room you need to include an allowance in rent.

It's not inclusive and no PM is going to answer all these questions, but you can find out a lot by reading their PM Agreement, Lease Agreement, looking at their website, etc.Remember: cheaper doesn't mean you'll make more money.Start by going to www.narpm.org to search their directory of managers.

Assuming yes to both first questions and you put 20% down ($107,200), and also assuming 15% of rents allocated to CAPEX/Maintenance/Vacancy, you're looking at a net $800/month profit and a 8.95% COC return (not inclusive of future appreciation, loan paydown, tax benefits if any).Of that 15% allocated to CAPEX/Maintenance/Vacancy, say 10% is allocated to CAPEX/Maintenance.
