Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

(By using ~$140k, you're indirectly referencing 25% of the 2021 conforming conventional loan limit, so I'm guessing you read $137,062 on a VA COE issued during calendar year 2021 that you came across for some reason and "about $140k" is what your brain stored)But for folks with no outstanding entitlement, that limit was tossed out the window right before COVID, one of my main wholesale lenders is doing $4,000,000 VA loans on up to fourplexes with 0% down as of yesterday (how smooth was that California military veterans relevant plug, and that keyword/SEO drop right there?

It's just that you have to have 2 folks with the same goal and motivation level to get it done.

I have experience with them and they are Very good for helping  new to the industry folks and or people who never would have had a chance to get into this industry.

because of the issues you guys are facing. now maybe these folks are paying cash to build as well ?

So I have folks out as needed.

Folks are fighting to pay $700k for a duplex here with market rents of $3,500.

But new folks on this site can’t easily differentiate which replies are most relevant to them.

My partner and I invest locally, and we figured it would be nice to connect with other folks doing the same.
