I would like to know more about ways to use OPM  The only way to determine if the home is going to cost you a lot down the road is by determining the age of the mechanical systems & if the structure of the home is sound. 

It's always up to investors/etc to decide their risk profile, but those who haven't been exposed to this stuff can't even know this is an exposure.

The important thing to know is that you basically have to meet all of the qualification criteria for a typical commercial real estate loan from a bank -- EXCEPT for the down payment requirement. 

However, I do know 2 investors who have purchased 70+ unit properties via seller outreach, but it takes time.

There are signs to look for if you know what to look for and certain areas of town are far worse than others.Where is the house? 

I’ve been looking at 4 plexes but I don’t know if I should just start with a duplex first I can’t decide on which one…
