You provide poor instructions or horrible training, and it will inevitably lengthen the turnaround time for work, increasing your cost and probably your blood pressure.

Prior to this law there was a horrible lawsuit about an apartment maintenance worker raping tenants. 

The reason cap rates would be in the 10% range is because the market is horrible and no one wants to buy there. 

Having tenants take care over unit's own garbage are good in theory but a horrible nightmare in practice.

In addition to that look at some of the most affluent cities in the US and their crime rates are horrible (Washington D.C. and Chicago come to mind).  

As scrapes go, they're harder than most sites because the sites are so so horrible.

Search your probate court documents and (I know this sounds horrible but it works) check the obituaries.

My experience has been horrible from real estate agent to contractors taking advantage of my out of state status.

A final thought, only paint is nice but flooring, even LVP installed isn’t horribly expensive especially if you can get a good purchase price.Happy hunting.

The SEC doesn't "get involved" in any syndication, unless something went horribly wrong and investors filed a complaint--then you can be sure that they'll be involved, and you'll wish you weren't involved!
