There are places far more affordable and Landlord-friendly with similar climate and a healthy tourist market. 

People that say "oh up to you , every strategy works"... sure..just like you can either throw a stick of dynamite in a pond filled with fish, or you can jump on with a spoon and beat the fish to death with said spoon... underwater... a life healthy fish.. you don't have flippers...Now i want everyone to HEAR THISNO it does not depend on YOUR budget.I see this inspirational jargon mentioned SO often.It is not hustle.

Based on the other criteria, where would you suggest the healthy multi-family markets are currently?

However, care should be taken so that they know what they are investing in and know the risks before investing to have a healthy long term relationship.

Metro Health is providing incentives for employees to live near the hospital.

I don't discriminate when it comes to making a healthy return on my hard earned money :)  But mostly I buy multi family and am now focusing more on large mixed use buildings. 

@Bryan Pore After thinking through, I'm considering gas station and dollar store franchises worth taking a look as these two businesses are very consistent in every market.

There are a l of of markets that will cash flow but if you are looking at a long term buy and hold, a healthy and growing economy is important to future asset values.
