We just went through this as we purchased a foreclosure with a smoking tenant in place who then remained for 18 years (and also turns out had a cat we didn't know about and could never smell due to the smoke odor).  

Verify vent duct is unobstructed and sealed (and venting to the outdoors).Take humidity (and odor) control out of the hands of the tenant by installing a humidity and motion sensing switch (retrofit) or a humidity and motion sensing vent fan when time for replacement.

Besides, an odor in a house can be your best negative thing of a nice house.

The Atlanta market, like any MSA, is complex to understand - you can make money in the market and you can fall foul with inexperience.

They turned into a landlord's nightmare - calling the town inspector for extremely minor issues, without ever having informed us of any problems, denying us access to the unit to make these extremely minor repairs, parking in such a way as to block access to the lot, sending us foul languaged and threatening texts.  

One of my biggest problems was the odor and damage that was left from the tenants dogs.

I am not in town often, being a pilot, but my new place had this awful cigarette odor that every time I walked in, just hit me like a wall of stinky smoke.

I've managed several mixed use buildings and the last thing you want is to create a rodent problem and an unpleasant odor inside of a building with tenants and their customers.

Couple things:First - I have kind of a foul mouth, which I'll try to keep under control, but for f**ks sake some of this needs to be given to the world of wholesaling. 

I read about the Allure vinyl...lots of complaints about off gassing/strong odor...is this true in your experience Ray?
