Definitely not an unfinished basement like that and folding chairs / tables would be a mistake as well.

Reason I'm concerned is two-fold, quality of tenant and what if the street/neighborhood does become crap & getto in 10/15/20 years?

A good broker will see your deal, know right away which 10 lenders will entertain it, who will offer the best rates and terms (based on prior closings with said lender), and truly expedite this process 10-fold.

I stepped away from my corporate job in the beginning to dedicate myself to real estate investing and while it was a rough ride at first, it is has definitely paid off ten fold!

I think the answer is two-fold but I wanted to get your take on it.  

Now, if you're open to pushing a bit, a small space in downtown can definitely outperform a long-term rental two or three fold.

Our membership dues are repaid ten fold every year in the assistance and information we get.

Time is what you don't have a lot of; your plan shouldn't require a ton if it or find a way to fold it into your 7-5 job. 

Are they going to fold up into a suit case you can just put on a shelf in the closet?
