These are desirable areas where you would actually want to buy a house to flip or hold as rental because they have good schools, safe neighborhoods and little to no "war zone" type streets.I drove EACH street looking for houses that are either outdated or needing serious repairs (based on exterior appearance).

Im not against flipping inside the boundaries, but just be aware if you are using hard money that inside those boundaries you could be stuck holding the property for longer if the exterior of the property needs work.

in texas you dont have basements, but adding another bath gets you higher rents. you can add ceiling fans, pendands, granite counters, open up walls, skylights, etc. but do inside changes only. dont waste your money on exterior stuff. that's a waste of time.
