As we consider investment opportunities, especially ones where the potential off taker could be institutional (keep in mind that nearly 20% of even SFR is investment property) the ESG (Environmental, Social and Governance) mandates that are being both driven by large PE and institutional funding and now even the SEC will weigh in on the values of portfolios of properties going forward.   

Lots of banks pass due to sensitivity to environmental issues or the specific use type nature of the building.

Inspections are different, environmental is more important, no reps about buildability, etc.

@Chris HamrickI saw "buying an auto repair shop" in the title and I wanted to add when purchasing commercial properties make sure to get a phase 1 environmental report...especially when you know there have been occupants that could have polluted the land; auto repair, dry cleaner etc.

Issues like zoning and environmental restrictions can make a tremendous difference.

If you are a residential agent with no commercial experience, you can't just list a gas station for sale without understanding the environmental implications.

@Sandra Holt a couple of suggestions from someone also new to commercial from residential.1) Are you going to do a phase 1 environmental?

I recommend Lead Probe or ARC environmental.

If it does pass you move to engineering , and environmental and building design .
