We'd hoped to do shed dormers, but that would require too much engineering which would eat up a lot of time and not sure HOA would approve it, so we're trying to do the max we can with what's there (minus a few walls) That is going to be another great one for VR or full time living, etc. so should sell quickly, as it's part of SHARC which has waterslides, fitness, boat launch, etc. , and is close to The Village at Sunriver, a big bonus.

I did not speak to an engineer at the city but the secretary who just looked up the zoning for that area and said it was for multifamily.

Structural issues can be costly, and usually require a structural engineer to be involved in some capacity.Don't bite off more than you can chew on your first deal.

But I had the option to upgrade to 100 amp, which would have been an upgrade, but not good enough.I'd schedule a structural engineer to come out and assess the stone foundation if everything else is satisfactory.

We’re under contract at the moment on a doublewide and the booklet for foundation requires requires piers spaced at certain distance apart,a certain square footage of venting, piers on footers below frontline, mortared , etc etc. they require an engineers inspection to approve it.

Finally on Easter Sunday at 10:30pm when they were out in their garage revving a friends car engine they were working on, my gf had enough so I went out shirtless in my shorts and told them all I'd had enough and ripped the keys out of the car and threw them down the driveway.This behavior would be on and off over the course of a two years and finally I reached out the the PM who ended up being useless, and finally got a hold of the owner and convinced him to get rid of her and/or the tenants.
