Can someone walk me through how some of the investors go about BRRR process?

If you work with the same lender that may speed up the process but expect a typical 30+ day closing.

Fast forward to today - I met my current partner, and we purchased a townhome together and are now in the process of renting it. 

When I go through with this strategy in the future, I will be doing a thorough vetting process to try and avoid unnecessary headaches.

Beyond a management software you may be just dealing with soft processes or in others words, “this is just the way we do it.”I hope this is helpful and gives some context as you look into this further.

The process is not a first come first served process, but rather who is willing to pay the highest fee. 

Pro:- it’s trained to look for safety risks, expensive repairs- within minutes analyzes entire disclosure packet of hundreds of pages- works as another set of eyes that looks for things you should be watching out for, likewise of a companion - great to quickly learn of property conditions from the actual documents while on the go (given that you still follow your own due diligence process)- beta is freeCons:- still in beta- can’t share report directly unless copy and paste- only core documents (home inspection, pest, roof, tds, hazard, solar) are supported but not regional specific disclosures like hoa- estimates it provides aren’t accurate- not mobile friendly 

The worst thing you can do is inherit a bad tenant and then you'll have to go through the eviction process.
