How or where have you typically found the best contractors?

It does depend on a few things as you know like price, location, and the extra's like what's there like water. septic, electric etc.Do you have it posted on Facebook Marketplace and offered it to any agents or are you selling it solo?

And tell them you have other resources too (i.e. surveyors, contractors, etc).Thats what will help you land investors.

And you can tailor it to you, so 1) You certainly don't have to charge 100% while vacant (dependent on bldg. layout, thermostat access, etc.) and 2) You can tailor the Gas/Electric as you have brought up so maybe 50/50 all except 60 unit 1/40 unit 2 for electricity... etc.

I work for General Dynamics Electric Boat which has decades long contracts with the US government and the turnover rate is relatively high in the company so my thoughts are if I could choose a place that is within commute distance there and within the price range of the average employee that maybe that could be a great idea but I want to know if people think that is too much of an assumption and risk to make?
