I do not totally agree with having to find a job directly related to real estate estate in order to get into real estate. 

It's easy to default to the familiar.

Hey Kevin, I would say It depends on multiple factors. 1) how you want to take care of debt once you get cash out vs HELOC?

For rental turns since I am not in the area and it makes it easier for not only seeing the condition of the property during tenant turnover but also makes the deposit disposition easier.

If you are buying loans then its more complex as you have discounts involved, monthly cash flows, outflows (like servicing costs) and unknown exit dates.
