Obviously it's bad news with any rental situation but I believe it could be much worse if you share the same home. 

It's on the news constantly so were all watching.

I'm avoiding those parking problem MF properties on my search.I'd love to see any MF in Cleveland or Akron with double digits NOI....really.Unless you don't count management and maintenance.

It's always better to beat what your projections are than to have to go back to investors and tell them bad news. 

I just saw on the news that after breaking ground, the project owners are no where to be found.

The good news is since you are cohabitating the area, you are lawfully allowed to discriminate for any and no reason at all. 

Because of this market shift, at least from what I've been seeing on the MLS/Zillow etc, 4plex prices are coming down (great news for first time buyers).

All local news outlets covered the opening, I did a mailing campaign, social media ads, etc.  

With an increase of about 7% over last year in Denver (https://www.cpr.org/news/newsbeat/colorado-springs...) and no contraction in sight, scheduled rent increases should continue to multiply that $2,600 of mailbox money forever more, or at least until your portfolio review.
