It seems you could establish a presence by creating content and entering meaningful conversations on BP, and creating eBooks, being a guest on podcasts, etc.  

My advice is tell the landlord to bill them for parts and tell them the $XX labor is complimentary this time.

I would advise working with a partner if the two partners have very complimentary skillsets, otherwise you get the too many cooks in the kitchen problem, which is amplified when there's a lot of money at stake.
