For the Spring property it is an older area and the closest thing I could find was an old Kroger’s and another 15-20 min drive to the nearest Walmart.Numbers wise Spring is better...marginally.

The closest I got to having a consistently higher COC on multiple properties was probably Cleveland, but some research reports have shown that their population and job growth have been decreasing over the years even before the pandemic hit.I've tried looking in the Bay Area to see if I could house-hack, but the numbers just don't work out since the price-to-rent ratio is still absurd...Where have you all been making your turnkey cash flow purchases this year?

Hi, I checkout two one bedroom with same price.1) Next to the mall ( with Costco and others supermarkets and fast food restaurants, with door man) but about 700 sq.2) about 5 block away from the mall described above, the closest supermarket is 4 block away about 10 minutes walk( I don't drive) , but 950 Sq, with 9 feet ceiling.

I have been looking hard at Lake Elsinore, Oceanside, Escondido, and Vista, closest to my budget and quite a drive but the distance is worth the sacrifice, just more concerned on the area and if it can eventually cash flow renting rooms or the whole property.I have 110K for a comfortable down payment, but want to limit risks as this would be my first property and I still need somewhere to live.
