For sure it is a huge safetly net if you can get it, but strictly applied, seems many of us would be out of business.

I am a beginner in this and I would like what basics questions should I check before getting into this business.

I always remember that rockstars know rockstars, so find someone who is a mover and shaker - likely a meetup host - and then ask them who they know.The people doing 100 flips are super busy, so I've also found the best person to find is someone who is a step or two ahead of me...so maybe for you, that is someone doing 2-3 flips a year. 

Just spoke with a business dev rep from BAM today, good conversation, said theyre not worried about rates right now and have plans in place to account for them. 

If you ever go down let me know and I can have our plantation foreman walk you thru the business end.  

When we create our business plan, we also include our exit plan.We'll only proceed if we can clean this up, acquire new tenants at higher rents so we can increase our NOI, which in turn should reflect our cap rate and profits.Since this asset class is new to us we will tread cautiously.Scheduled to preview tomorrow. 

Golf course is a tough business with dwindling  play .. think the rise of Top golf and pickle ball.. :)Also if you look at federal forest ownership maps you will see that Huge areas are checker boarded with private ownership .

and at least here in central OH they seem to always be slammed busy.

I'm an engineering student planning to start a business after graduation.

I just mean to say that I don't think there is anything wrong with their business plan, their operational expertise, and so on, so unless something melts the economy down, it seems as though Brian integrity of the operators is the only remaining variable.
