This market cannot keep up the pace that it has since 2010- but itusually starts in the West (California, Arizona)- watch those markets, because when they start to stop appreciating and give back gains, you know that change is a' comin'!

I used to flip one house doing the work myself at a slow arduous pace I am trying to step up my game and will have a few houses going at once I would like something temporary and movable to keep track of the comings and going’s of workers, agents etc I have a lockbox so that is a step in the right direction.

I believe that leverage is important early on to grow your portfolio at an accelerated pace, but becomes less important and can even be detrimental later on when you've already built out your portfolio and start to value capital preservation over capital growth.

As far as timing goes.. unemployment is still low in the Bay Area, and jobs are still growing at a good pace.
