I'm also beginning to shift my focus towards that direction too and am eyeing the 50+ units.

When they do, that will take some of the pressure off real estate prices, but it won't be a crash.As long as you bought right and have a solid investment, that kind of shift should have virtually no effect on you

I'm newish to Houston and looking to shift my investments from appreciation plays (4 or less units) to Mom and Pop Multi-Units that could use improvement.   

I like installing fans and putting a timer on them so they shutoff in 30/60/90 minutes automatically.  

List any and all acronyms you can think of to help me out when shifting through losts!

I think that after I build up a portfolio with rentals, I'll then be able to shift towards flipping full time, like you said.
