In less than 2 years I had already accrued as much in real estate value as I had in my 10 years of 401k contributions (even considering mortgage debt). 6 years later, it continues to snowball and I have made many times the 10 year 401k contribution amount.

And if they expect 5% more when you over does the 10% still accrue or is it simply 5% flat fee or another 5k .. so if the loan went 1 full year you owe 15k or 15% APR..

With a complicated enough financial situation, 10 tax accountants will likely have 10 different returns, because not only is one variable how they interpret the code but also how you decide to interpret it, there will be multiple situations where the accountant will advise you on the possibilities of getting an audit, ask you how much risk tolerance you have for the different interpretations of different situations and how likely you would be to pass or fail an audit and warnings that if you fail it you will not only owe the difference in taxes but likely the penalties and interests accrued which could be over multiple years if the return gets pulled years later.

I use Private Lenders and I pay them 15% APR Accrued Interest and NO payments until the property is sold.I'm finishing up the paperwork on a deal in Greensboro, NC where there are 22 unit apartment and 34 seperate duplexes and quadraplexes.

It's actually better for me to show it cashed versus accrued because I had some expenses that would better offset for 2015 than this year, so I was hoping there wasn't any problem with reporting it on a cash basis.
