That's easy to say on the tail end of nearly decade long roaring market, but the pendulum has a way of swinging back the other direction. 

There are so many other things I could say on this topic, but the TL;DR is I believe Detroit is poised to make a roaring comeback and folks just don't see it yet because they don't understand the macro trends or they are too close to the situation to see the change.
