If you have wallpaper the trim only may have been painted in lead paint.

I couldn't see the roof as it was flat, but it was not indicated as having been replaced.The property is lacking privacy fencing and is covered by trees that are in need of some major trimming or removal ($10k+ to remove the big guys).I'm planning to owner occupy this property for at least a year, but for investment purposes, I'm looking at it from the perspective of me not living in it (I think this is fair).I expect I can rent each unit out for $875.

Prices will vary considerably based upon who does the work and where you're located.If you don't already have a good relationship with a plumber, electrician, drywall guy, painter, floor guy, cabinet manufacturer, countertops, tile guy, trim carpenter, and insulation company...

Off the top of my head we look at the roof condition, windows, exterior condition (rotting wood, broken siding, cracks in brick, etc), gutters and downspouts, yard and landscaping, general curb appeal / potential, grading, light fixtures, trim, doors, driveways, sidewalks, etc.4)We have flipped houses with foundation issues, mold damage, electric overhauls, etc, so it is not what you need to avoid per say, but being able to put a price-tag on issues and accurately estimate rehab costs and value after the repairs are completed.

Things that would add to the cost would be if you're doing the ceiling too, a lot of trim to paint, priming (I just use the behr paint with the primer already in it and it covers fine), a lot of fixtures to take down, holes to patch, etc.

Right now I can think of (in the order of time of installation):(1) wiring for phone and TV.(2) insulation.(3) ceiling dryall and wall drywall(4) paint(5) wood floor or carpet(6) trim and baseboardDid I miss anything?
