I am told that wholesalers in Pennsylvania, Ohio, Illinois, etc. have to abide by crazy rules that don't allow one to use the "C" party's money to fund the A-B transaction.

A lot of this B to C building type products in A B areas traded hands 3 to 4 years ago and now those sellers are selling to 1031 buyers at low cap rates.

Hi @Michael Klinger1) Building class or neighborhood class is very subjective as there's no set requirements to call a property a "B" caliber property or a "C" caliber property, etc.

Personally, I think a *good* property manager has already set the threshold of property values/characteristics within which he/she will operate, because marketing and screening C/D neighborhoods is not the same as marketing/screening A/B neighborhoods, nor is it the same regarding vastly different price points.
