However, I’m currently undecided on whether I should remodel the bathroom or add a fridge, washer, and dryer or all of the above.The property is in Tahoka a small town of about 2200 people located about a 30-minute drive from Lubbock.

I met the seller who does the occasional flip.... good to keep her number handy in case I am looking for something in the future... and apparently her dad has a small construction company, so thats handy if I need to possibly get a price on some repairs or remodelling that I don't want to tackle myself. 

Well, that and our funds are tied up in the final remodeling projects of our house.

I am actually going to flip them my self, I have a Remodeling company as well.

I agree that the maintenance provision is far too small for that property even if you remodeled it to perfection. 

I foolishly did a remodel on my home in Lacey, WA a few years ago and added a shower to a 1/2 bath with out getting a permit.

After the increase, we'll be right in line with average rents in Phoenix, and well below a similarly remodeled property around the corner.

I originally was looking for the mythical 'structurally sound but killer deal because it has some broken windows and  hasn't been remodeled since the 1940s' type of place, but I've since lowered my standards to include properties with major foundation issues and the like.
