You don't want promote too small on the back end for a syndicator or they simply will not be motivated to grow much equity upside on the deal when everyone else gets the lions share and they are left with the crumbs.

But if you go through one of the turnkey marketing/promoter companies, most of those folks are licensed agents and can act [unoffically] in that capacity.

I am similarly convinced this has nothing to do with good investment practices, but rather with making sure they don't put themselves in the crosshairs of building regulatory organizations for promoting shoddy DIYing. 

I then spent the next 4 years as a concert promoter in San Jose, CA until the reality of living in the Silicon Valley came knocking. 

IMO anyone advocating walking away is promoting harm to the unsuspecting public.

The idea being to promote studying instead partying (potentially decreasing the damage/complaints on the property), incentivizing the tenant to stay throughout their college career (decreasing turnover/vacancy), and developing some additional motivation for a tenant to choose my property over another similar property. 

Andy asks a lot of thought provoking questions, many of which I had never been asked before and I did my best to give him content filled, relevant answers.There's no other promotion or anything for sale.
