They can give you a good idea of what is possible on the parcel, development costs for infrastructure, etc.

There needs to be additional infrastructure to accommodate furnished rentals.

I want to make sure I see the bills and monitor what's happening.

Plus, who would be around to even monitor the work he may or may not be doing? 

Assigning of contracts like most wholesalers do adds a lot of liability for big name brokerages since nothing is on the MLS and much of it rests on the ethics of the agent, far too much to monitor for the big names. 

We've purchased 8 Tiny Homes so far and are doing short term rentals  with the units we own, but have the infrastructure in place to allow monthly and up to 6 month site rentals for people who own their own homes. 

There are usually some good, local investors that monitor those forums.

The last couple of auctions I've monitored all went for less than the seller was expecting.

Currently we have a contractor just going through architectural drawings and working on septic infrastructure.
