In the perimeters of a Limited Action, I'm not sure you can claim punative damages there either.For the uninitiated, Punative Damages is a fine assessed by the magistrate and awarded to the plaintiff to teach the offender a lesson.

@Deadrick Colbert,Sounds like you have it figured out, let him do any inspections he wants (Except Lead and Radon) and then come with a final "list" then evaluate it on it's merits.

A fine day you will be ready to build your own fourplex.  

These are things like how late the pool stays open, whether diapered children are allowed in the pool, the amount of a fine for leaving pet waste on the ground, the due date of HOA dues, the number of days needed to cure a violations and other things like that.  

As a final point I would say that a creative eye is a useful tool but it isn't something you should hang a hat on.

@Chase Davidson spent all of grad school thinking of how to get out of the rat race while racking up 280k in student debt...... the irony here is unmatched.I feel you though brother, have 90k in debt to get a finance degree from a state school.
