You will find no better spokesman with a direct line to the seller (except for maybe you talking directly with the owner on an unlisted property) than an agent who stands to double end it if they close with you.

As it stands, I have commercial lending in place that is quite favorable because it is loan to cost (allowing me to borrow for the rehab), but the numbers are very tight, as the mortgages are amortized over 15 years.

Him and I are in pretty good standing so I have been trying to find a way that I can purchase his home to add to my rental portfolio because I have 3 rentals in the area and his home is in great shape and would need absolutely nothing as far as repairs, etc. and its across the street from my primary residence so I would like to have some control over who moves into the house.
