I suspect they will be highly sensitive to that.

@Jason Baker I attended the University of North Texas in Denton, Tx shortly after high school.

The accuracy is surprisingly high and a bit saddening.

It provided loss of use coverage and high liability limits but at less than 50% the cost of the quote I got from Proper.

However, there aren't any comps of new construction in the area beyond land sales on brand new neighborhoods, and existing sales of older 4 / 2.5s are in the high 200s.

I will provide some thoughts on the San Diego purchase- virtually all high LTV mls purchases since rates started to hike have negative cash flow at purchase- historically great appreciation- historically great rent growth but recently flattening- prop 13 is great benefit for long holds- laws keep getting less LL friendly.

The reason for this is the university will likely want to expand & your street could have a high potential of being bought out by the university.

The current costs of construction are so high that you can just find more bang for your buck buying as opposed to building.

BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.
