for 26k.. was not buildable but it was right behind a home depot shopping center and within 1/4 mile of freeway and freeway off ramp.fast forward 20 years and the Graton Indians bought the land next door for 240 million and built the largest Indian gaming casino in Northern CA if no all CA... right next to me.. they brought in all the infrastructure so that now I have sewer and water paved road and stop light within one lot of me.Along with the city bringing me into the city limits and zoning me mixed used resi.. looking at commercial on the bottom and 50 plus condos on top.. market value in that area about 3 mil. now... but hey it never cash flowed a day I had to pay 300 a year in prop tax' Prop 13.. and mow it once in while.. so its for all those reasons I think one needs to be somewhat of a risk taker and visionary.. now 26k for me was not much risk.. but it could have continued to be worthless non buildable piece of land..
