I did a double framed wall with doubled 5/8" drywall on both sides with green glue and double insulation in the middle on my ADU, and it's beautiful.

My brothers slept on bunks in the living room, which doubled as our couch.

Because of the uniqueness of the model, it's hard to double check their estimated rent prices, so we're curious if it's worked out for others.

Im actually just finishing up on an ADU down the road at a different property so that may be a good indication if I can finish it quick enough to see resultsI also was thinking of making the barn a combination of both and make it like a bar themed loft for a guys / bachelor trip and build the simulator in with the living room as it can double as a projector type screen for netflix ect. 

While the estimator gives you an initial estimate, it's wise to double-check this figure.

Double-check that it's legal in your area but if it is, it's an excellent one to include in your subjects/clauses.
