These new rules apply to  options with terms greater than 12 months and now require different accounting applications for the seller, per the international accounting standards board and GAP must be used even if it's mom and pop selling, no shoe box accounting methods allowed anymore in connection with option contracts.

I'd definitely contact them on the 3rd if payment has not been received and would definitely follow the local laws on posting a pay or quit notice and getting the eviction process started.However, if I were in your shoes, I'd get a lawyer to review my lease.

Many take their shoes off on the main level etc.I have found tile is just as cheap as carpet you just have to find someone to install it for cheap and not the regular labor rate.

Put yourself in the agent's shoes.

Damage by candles, mud, pets, paint, wine, beverages, shoes, anything excessive should be billed to the tenant, that's for sure.

Whatever you do make double darn sure it isnt skate board slick when you have snow on your shoes walking in which is 'normal' winter conditions. 

I wonder if glueing a 3/4" shoe molding to the slider's base will hold.

Basically put yourself in the shoes of the motivated seller when your seearching.
