Sean White had a rental on that same street when he was 18 and Tom DeLong from Blink has an Alien bookstore by my goto coffee shop. 

He has a good podcast that explains the basics and he has a good book "Long Distance Real Estate Investing" in the BP bookstore that is very good.I manage around 300 rentals and most of my owners are out-of-state investors.

Start in the BP bookstore (no I don't work for BP lol) You'l learn what to do with your money and how to get your first deal.

My partner and I have been working on a few out of state short sales and thought there was something at a book store that could be acquired.

Go to the bookstore or library and read multiple books on RE investing.

I took this book out to try and see if I could pick up a tip or two before trying to write direct mail, and I'm returning it and going straight to the bookstore to buy my own copy.

Unlike the courses that cost $12k, his book is a normal purchase online or at your local bookstore.
