(So, I will be the B in a A-B, B-C pair of transactions) I will pay cash to A and, for simplicity, say that C will also pay me cash. ( I don't want to muddy the waters with legal issues around loans)I want to make these closings on the same day or with very limited time in between.

I also mention to tenants (in passing conversation) how much it hurts them to use certain firms that are known for setting up somewhat frivolous lawsuits for CRLTO stuff - when I see those firms names as representing an applicant in a previous suit, no way am I renting to them.Unfortunately, with the legal atmosphere here in Chicago, these shady firms/attorneys regularly mail out and advertise to tenants just fishing for someone who might be swayed by their offer of a $5k payday due to their landlord's failure to abide 100% by the CRLTO or in the hopes that they can milk a settlement because the landlord cannot afford to defend themselves.Good news for you is that this attorney has no reputation, so if you pair up with a solid and well know landlord's attorney, they'll likely be clobbered in court, assuming they've actually filed suit.

This is assuming a "deal", at the property level, can also be found, and surplus cash flow/appreciation combined bring the highest total return.That said, "strong population and job markets" seem more likely to become overvalued at some point, so one needs to pair the above data with valuation ratios to protect from a drop at peak of cycle.E.g. some of the strong population/job growth areas in recent decades, cities in Colorado, Texas, Idaho, Arizona, Nevada are currently overvalued: Boise, Las Vegas, Austin, Fort Worth, Phoenix, San Antonio are overvalued >10% as of Q1 2020 based on historical price-income relationship.
