I moved into a $400 a month studio (In a very bad neighborhood) all so I could save as much money as I could, pay off all my debt and save for a down payment on not just a primary residence but investment properties too.I would absolutely continue to learn from BP, but I would also seek out personal finance blogs and podcasts to learn how to better save, scrimp and earn your way to having more money to invest in real estate.

.- exclude any below 1% RV- exclude any with landlord paid utilites- exclude any built before 1980- exclude 1 brs and studios- exclude any that weren't built as multis (ie converted SFRs)That may leave you with none to look at so then you can back off the criteria a little.

Some charming gals ordered me to lower my rent by $165/month--more than I can do.An amusing detail: One guy toured the studio I'm renting, told me he couldn't afford the rent (he'd been misinformed about its amount), then came back later and applied saying he couldn't find anything in the area under $1,000/month (I'm asking $615 for this particular unit).
