In my experience sometimes those around you or extended family don't really "get it" nor do they wish to chat about something they feel like is un-obtainable and too risky.

I wish you success in your endeavors.However, I'll take the current crazy US politics and poor fiscal management over some of the risks I've seen abroad.

If you do wish to budget for them, including saving in a seperate account.

You may wish to consider taking the property subject to and giving the end buyer a sweat equity lease option or lease purchase with the one time right to assign the option/purchase agreement once repairs are complete.If the sellers options are really limited he might just have to buy a cheaper home.

I wish I got to keep what I "make" lol, my gross income is NOT my net income, I have half a dozen people behind the scenes on any 1 transaction.
