@Jim Keller  Were you dealing with New Western?  

If I am dealing with known commodities like @Sam Craven (Senna Homes) or @Lyall Storandt (New Western Acquisitions) or White Picket Realty, Jet Lending, Houston House Buyers, I will push to put money in escrow at a title company but I would still do a deal with them even if they wanted the deposit in their name.

@Bea Maia I think the western and northwest Chicago suburbs still have great opportunity.

Traffic is becoming an issue its not Atlanta bad but there are certain commutes IE Washington county to Vancouver that can take over an hour one way every day.Public transport is woefully in adequate compared to say a big mid western city.Airport is one of the absolute best in the country  ( I know I fly to about 20 of them every year)..

Hi All, Thanks for the input, project cost of $3.6mm is for a micro room concept similar to the new Best Western brand Vib  or Yotel that is being developed in SF as well but just a stripped down non-branded version.
