And my contract with them expires in a week.To make a long story short, there were other issues that almost scuttled the deal, so the broker finally said, OK, we'll do it for $180K then, I'm so tired of this, so I be done with it without making anything.

I was going to chalk it up to "whatever" because i'm tired of dealing w/ crap and this is almost over... but now i see the deposit could potentially be owed by me since i bought the tenant. basically.. there is not a lease agreement.

I am using a credit repair company right now and my credit score went up from 580 to 620, which I was very happy about, but then I had to buy new tires and opened a new credit card with the available balance of 900 and had to use all of it.

Long story short, I've got a tired landlord that is overwhelmed and exhausted by the eviction process and being able to take the property off his hands mid-eviction could be valuable to him. 

Sounds like they are just tire kickers. 

If it is to learn the process, I say go for it, if it is to earn a higher return with less work then I would say there are better vehicles for that.

Ask them if they're tired of taking 3 trips to get groceries into their front door.  

I started like many others, just with family members that were tired of the their retirement funds being so unpredictable in the stock market.
