Now the mud has covered up right against the door and over the rocks covering the drain.see a pic here; this was before the mud covering up the rocks and tiles against the backdoor.

Simon, long and the short of it, CAP is not the only thing you should count on when trying to determine how a property performs or will perform, there is a lot of other things to consider and math to do. the Cap is a percentage of your NOI divided by the Price of the property that you buy which can be different for the same size property depending on where it is located and the market at that time. did i sum that up right @Bob Bowling ?

Quick background regarding one of my businesses:-Martial arts gym, started in 2006-Little growth (up to 35 members) by 2009; merged with my business partner around that time; neither of us took marketing or growth too seriously -From 2011-2012, we tripled in size from 35 members to about 140.

If the price on the property is really low , and its on the MLS and its still available , its probably not a good deal . it would have been snatched up right away .

They had also knocked down a fence but blamed the utilities reader but neighbor states they used the gate like a carnival ride and the kids broke fence (I suspect kids broke fence, set it back upright, did not tell parents, utility reader knocks over broken fence, parents believe utility reader broke fence).
