I can't imagine the stress/anxiety of positioning myself in such a way where I am reliant on a W2 income to buoy n > 1 properties, keeping them afloat month after month despite receiving a W2 income, hoping and praying life circumstances don't force a liquidation, especially in a rapidly changing market where appreciation is not a guarantee as supply continues to pile up and major metro STR markets continue to find equilibrium.

Considering the circumstances, I would really appreciate your opinions on whether I am being greedy with the listing price or whether I should be patient, keep the selling price as it is, and wait for a serious buyer. 

In the old section of the house, there is a sump pump/pit and the new section of the house has a perimeter drain, but unfortunately there is still standing water.

I tell everyone they can apply no matter what their circumstance and if they follow up with questions about why they were not selected then don't expose yourself by telling them their downfalls.Hope this helps.

Should solve this issue, unfortunately tenants in my experience never take care of items as they should.

All of this was very predictable, but unfortunately only a few here were able to see this 2-4 years ago.

That is an acquisition cost that will vary depending on the buyers circumstances and thier finance situation.
