I also have clauses in my contract stating that it must be a good marketable title with no liens or encumberances amongst some other contingencies to provide an escape just in case something unexpected arises.Should I be contact the title company right now and having them do the title search, etc.?

In my experience, the longer I have held the lower properties the higher that percentage creeped and it was usually an unexpected move-out and extended vacancy that blew it out of the water.
