I have 16K saved right now so ready to pull the trigger on next property.

I also know we run the risk of triggering the due on sale clause if we try to quit claim the title to a LLC. 

Luckily, I have a month or so before I have to pull the trigger on this deal, so hopefully I will find what i'm looking for.

I have been studying for a while now and I feel I'm ready to start making connections before I get stuck on whether I should pull the trigger or not.

We're entering year 11 and $270K depreciation has already been takenand the original basis of the 1031 plus improvements might be $50K.The property has always been held and managed by one individualso Is there anyway to bring in a partner into a LLC or other vehiclethat can avoid triggering the capital gains due to the IRS and Utah?

Just from the news you know how harsh life is in some areas here, but the cashflow is great.  

I'd love to start buying more to hold but had such a hard time getting conventional funding for that deal that I'm trigger shy. 

With this post I hope i can help someone who is new and is considering their 1st purchase get passed paralysis by analysis and pull the trigger!
