I've been using "Wiskers" color code #531-4 any one can mix it, in any type of paint semi gloss, flat, eggshell, latex or enamel. its a grey tan color.. is amazing blends well with any tone carpet or wood floor and the white trim really is awesome.

I use satin because higher gloss paints make imperfections in the wall surface stand out, but flat paints look cheap.Behr white high gloss enamel on all the trim.

They charge a standard $75/inspection - which I am happy to pay ($150/yr is a small price for continual visual updates), and I requested they complete a semi-annual regardless of occupancy - this was like pulling teeth.
