I don't think a 30 % drop is coming, but rather a slow, steady surplus of inventory should push down some prices for a good length of time. 

That would mean that the federal government ran a budget surplus.

It does look like it has some merits, although folks need to understand that it's not doing anything special (i.e. direct principal pay down with all your monthly cash surplus would do the exact same thing, and perhaps even better bc you wouldn't be paying interest on the HELOC).

This includes both the 8% pref tier and the 70% surplus tier.

Surplus store doors can be such lousy quality they take twice as long to install and paint.

A year will totally fly by, you will have two rental properties (nice surplus), cash to #1 invest another property #2 be comfortable for a year until you get your next primary residence.

I would discuss the bidding instructions with your trustee.Lastly, there's nothing remotely sinister about promoting the auction elsewhere, such as CL, social media, etc. if you believe there's enough  equity spread to generate a surplus overbid, even consider getting the family in on this with the thoughts that they apply for the overage under small estates rules for personal property (since it would be cash). 

My older girl is graduating college this June, and I am glad that we have the 401K's and 529's to pull us through.First off, my girl is graduating college next year, debt free, thanks to the rental stream surplus mentioned before and the 529's.
