It does look like it has some merits, although folks need to understand that it's not doing anything special (i.e. direct principal pay down with all your monthly cash surplus would do the exact same thing, and perhaps even better bc you wouldn't be paying interest on the HELOC).

I would discuss the bidding instructions with your trustee.Lastly, there's nothing remotely sinister about promoting the auction elsewhere, such as CL, social media, etc. if you believe there's enough  equity spread to generate a surplus overbid, even consider getting the family in on this with the thoughts that they apply for the overage under small estates rules for personal property (since it would be cash).

My older girl is graduating college this June, and I am glad that we have the 401K's and 529's to pull us through.First off, my girl is graduating college next year, debt free, thanks to the rental stream surplus mentioned before and the 529's.
