So far policy tends to have the opposite of the desired effect (because increased regulation tends to increase costs for land lords that then gets passed on the renters, rather than making housing more affordable), but public sentiment does seem to be pushing in that direction, so we’ll see how that plays out.

I am unexperienced with land/leases/farming but want to help make the correct decision.My Dad and Uncle would like to buy out their other brother and sistersfor this land as it does have some sentimental value, but I am trying to help them consider the costs and whether it would be a smart investment.Currently, the 150 acres is leased for farming at $200 per acre.

I share many of the sentiments of @Bill Brandt about 1) tax free gain for your parents living in the home 2 of 5 years 2) that many homes purchased to be good homes for a family are not optimal as rentals 3) that your loan balance to equity (LTV) is such that the loan, even at the reduced rate, is not optimal.
